Is there no choice but foreclosure?

I own a 600 square feet condominium, which my husband and I have been living in for the last 6 years. As you would expect, we are under water about $30k, we have a 6-month baby and the space is becoming a problem. I have an I/O 5 ARM, which will reset in January 2023, I have told my lender to ask for a fixed rate and I’ve been told that we’re not eligible for a hardship, therefore, they aren’t able to modify the terms of our loan. I’ve tried multiple times already, and no need for principal reduction, loan term extension, or lower rate, all I want is for the loan to be fixed. I don’t know what I’m supposed to do anymore.
