Recent changes to credit reporting guidelines has made this a big problem. Liens, judgements and collections that used to show on credit reports in many cases no longer show up. Great for your credit score, but a big problem in the mortgage world. Your Loan Officer may not see many of these items anymore when pulling credit, so your application initially looks fine. Later on, as your application moves deeper into underwriting, these same liens, judgements, can easily show up in the title search. They may also show in reports lenders run in underwriting. These items can completely derailing your loan approval. ALWAYS discuss possible liens, judgements, and collections with your Loan Officer up front. never try to hide anything.
