Lender needed

Looking for a lender that will do an FHA for a first time homebuyer with a credit score of 508 for mortgage and 619 regular. Please advise by winkle_886_209 from Pittsburgh, Pennsylvania. Sep 20th 2011 Reply

A credit score of 508 is extremely low, and I am not aware of any lender anywhere in the country that would tackle that. Even during the 2000's, when lenders gave loans to just about anyone, you couldn't get financing with that score. Rather than spend time and energy looking for an impossible loan, redirect your efforts to improving the credit, and try again in the future.

There is a lender who will do FHA down to 500. First Mortgage Corp. They are located in CA, but I'm not sure if they lend in PA. Their guidelines are real strict, and they are a pain to work, plus turns times and rates are horrific, but if you meet the minimum, you will get a loan... WilliamAcres.com

Your best bet is to spend a little time searching for a mortgage banker or mortgage broker who is willing to take the time to help you resolve your credit issue to get your score up. Don't bother with one of the big banks. If you have poor credit, all they will do is tell you NO. As a Mortgage Banker here in Arizona, I am one of the few that will actually sit with a borrower with poor credit scores and work with them to develop a plan to resolve the items that are dragging their score down. Depending on what it is that is causing the low score, it could be as little as two weeks or maybe 60 days to get your score up into the mid 600s. The better your scores, the more lenders there are that are willing to fund you and that makes the rate you get more competitive. I would start my search in Google/Ask, etc under Mortgage Banker. Then ignore any of the commercial banks. When you call them, tell the receptionist you are looking to buy a home and are looking for a loan officer that can help you clean up your credit. Who in their company would she/he recomend. You may need to call several before you find someone willing to do what I do.Good luck
