is there any way to get a home loan for a manufactured home without owning the land as well? by RBurgu_110_850 from Trussville, Alabama. Aug 23rd 2012
That's a tough one...I've not even seen that type of requested loan before. Are you buying the MF home new and renting the lot? What exactly are you doing here that you have no where to put the home?
There are way's but that's not a mortgage, it's an installment loan.. The best source for that is the local mobile home salesman... they have lenders that will lend on just the home as well as the home and land packages.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. basically not, there were companies that speicalized in this ,but they are all closed, your manufactured home needs to be affixed to a slab, or land, even hard money lenders do not want to do these, since , if it not attached, bascally someone could stop making the payments, and attach the home, and roll on out ... its like a car loan... the best bet, is to go to your bank or credit union..
Yes, there still are programs available for chattel only loan request. Each and every loan scenario is underwritten & priced on a case by case basis, weighing each submission on its own individual merits. Rates typically range from 7.99% to18% depending on credit quality, Loan to Value (LTV), loan amount and collateral type. Standard guidelines require a minimum of 600 credit score (can go lower, but will be required to put additional funds down), with loan to values up to 95% of the value of the home.
