Is it easier to get a home loan with a home builder? Have a short sale about 2 years ago. by dkdona_308_213 from Allen, Texas. Feb 22nd 2012
Generally, No. A home builder will try to convince you that working with them is easier, but in the end you have to do the same things, provide the same information and their rate and terms are generally worse. Most times they will entice you with things like "Use us and get a 2% credit toward the upgrades of your choosing". The problem is the cost of the upgrades you choose will cost the builder less than 1/4 of 1 percent, and you end up paying for it. There is no such thing as a free lunch, and in this case, there is no such thing as a free upgrade. You pay, period. Contact a local Mortgage Banker/Broker to get access to all of the programs from all of the lenders, not just the one the builder picks. Also, check out the qualifications of the Builder's Loan Originator at www.NMLSConsumerAccess.org. This is the national registry of all Mortgage Loan Originators. You want to make sure you are using someone who has been origination mortgages for a long time.~ Bert Carpenter, The LoansA2z team of NOVA Home Loans ~ NMLS 40586 ~ www.LoansA2z.com
All great advise I'm sure all of us have a special need filled when we beat the pants off a home builder loan....I personally have NEVER lost a loan to a home builder...
It's not any easier dealing with a builders lender.. as everyone above stated, they hang out the carrot, and it costs you in the end... You're better off dealing with your own broker... WilliamAcres.com
