You will be treated as a self employed borrower and your income is essentially what you show on your tax return after business expenses. Some deductions are added back in. Not a big deal, mortgage lenders deal with it all the time - as long as you show enough income to qualify for the mortgage you want. Good Luck!
The only time self employed borrowers will have a problem is when they don't show enough adjusted gross income to qualify.. so long as you have sufficient income to service all your debt including the new mortgage and be within the industry accepted debt to income ratios, you should be fine assuming you meet all other eligibility requirements. When you get a 1099, you are considered self-employed. The mortgage industry will require seeing your last two-years Federal Tax Returns. We will see what you reported for income, subtract out any expenses you write-off, and the remainder will be averaged over the past two-years to determine your monthly income. The information the others have provided is excellent information. To get fully qualified, you will need k1's, 2 years of business and personal tax returns, 2 months bank statements, any investment or retirement statement, copy of drivers license, sometimes they will ask for a copy of business license,One of the biggest factors will be to see how much money you make on the tax returns. If there are a ton of deductions you have taken to show you make little or next to nothing, then it will be more difficult to get you approved. I would get references of whom to use in your area and set an appt to go over the recommended documentation and get fully pre-qualifed.
