We are looking for lender options willing to do a less than 20% down fixed rate Jumbo of around 600K; we are in the florida zipcode and are premiere customers with the large national bank we are using but are willing to explore our options to keep more cash and invest elsewhere. We are a couple not trying to use both incomes(150K and 160K) to qualify so the intention is to use the 150K income, no debt, with a 730 credit score for this mortgage. Can comfortably handle down payment on 700k of up to 25% with 10% of loan amount in cash reserves. 10% down is available, and if you have VA benefits, you can go with even less down.. There are also some lenders out there that will finance 100%, but it's available to borrowers in certain employment fields.. (Dr's, CPA's, lawyers, Dentists, etc). Also available is private money.. but the terms will not be to your liking.. higher rates and fees, etc.. but regardless, I would start with contacting a local mortgage broker.. Do not use the local "Big" bank, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario.
