Looking for extra source of funds to close a deal

Hello, I came across a $1.2million 12 unit apartment complex that I want to invest in. Since it is a commercial property my lender is asking for 25% down. If I purchase at the asking price I would be left with 15% down plus closing costs and some leftover for renovations.
