Looking for lender that allows 5 to 10% down

I just closed on a condo in downtown Miami that I was going to flip. I’ve come to love the property and I want to keep it. The thing is, I don’t want to pay 20% for an investment property right now. The good news is I bought it at $80k below market value. I am looking for a lender that would give 5 to 10% down and I am willing to pay for higher rates.
