First and foremost, you never want to deal with the big banks directly. They only offer their own products which are rarely competitive. They want you to think they have your best interest at heart, but they really don't. But most of all, they are rarely, if ever, truly competitive in pricing, meaning you will pay too much and not get as good of a deal as you would with a broker. Instead use an experienced Mortgage Broker that is licensed in your state. Many people think getting a refinance with whoever has their current loan makes sense. The sad reality is that almost WITHOUT FAIL, refinancing with the current company is never ever the best deal. This has a lot to do with them knowing you think it is best, and therefore they can easily get away with higher rates because you didn't shop. I lend in ND, SD, MN, IA, and WI.
