The minimum down payment for a conforming loan right now is 5%. The 3% option with Fannie and Freddie went away last November. You would need mortgage insurance on any loan with less than 20% down payment unless you qualify for VA loans.
The minimum amount that you would have to put down on a conventional loan is 5%. However, you will be required to pay mortgage insurance until you build at least 20 percent equity in the home.
As of November 16th, 2013 all conventional loans require a minimum of 5% down.. FHA still only requires 3.5%. Conventional loans require at least 5% down payment today. But, some states, like here in Minnesota, we can also offer a 3% down conventional loan that is tied in combination with a state assistance program. 5% down would be the minimum. I also have access to a 5% down program that allows for the funds to come from a gift from a family member. You also have the option of lender paid mortgage insurance with only 5% down. I only lend in Florida!
