I am out of school and have a great job already but with my debt I'm concerned about upfront mortgage costs even though I can carry a monthly payment. Your best bet is to contact a local mortgage broker or real estate agent and ask them.. They should be on top of all the local down payment assistance programs.. Good Morning and congratulations on having a great job! There are many things to be determined, but the easiest of all things would be how to cover your closing costs. Basically, you should work with a knowledgeable real estate professional that can help you properly present an offer on property you are interested in, which would include a request for the Seller to contribute up to a certain % of the purchase price towards your closing costs. FHA allows for up to 6%, but to actually determine your Estimated Closing Costs, you should really work with a mortgage professional to get pre-approved and to have a Good Faith Estimate prepared so you'll have a better idea of how much your closing costs would be and what amount you will need to ask the seller to credit you with. As to Down Payment, you can take a look at the link provided to the look at possible programs to help you with a low down payment, but do note, they are usually all income driven, so if you are making more than the required threshold, you will not be eligible.
