mortgage with no SSN

am looking to get a mortgege in the near future in Houston Texas. I am from the UK and have no SSN and no credit history in the U.S. I have over 10 years banking history with wells fargo and 3 years rental history paying $1650 a month. Have $20k ready for down payment, more if needed. Any help or ideas would be great. by horisa_323_260 from Salem, Oregon. Jun 25th 2013 Reply

Both of the main items you indicated are going to cause you trouble in the traditional US mortgage lending environment. No SSN, and no US Credit history. You may find some luck with alternative solutions. Good luck.

Joe is correct. You will need to have an SS # and some kind of credit established

Since you indicate that you have some alternative forms of credit history, it would seem that you have been in the US for a while. As such, you probably have a TIN, instead of a SS#. If that is the case, there may be a way to work this out -- unfortunately I do not work in TX.I would suggest you contact a local, licensed mortgage professional in the Houston area for assistance in your situation. Two that I could suggest who might be able to point you in the right direction, if they cannot help you would be: Mike Lesmeister, AmeriPro Funding, (832) 286-1601 or Richard Smith, LeaderOne Financial, (281) 994-4253.

Look for a property that is offered with owner-carried financing. With a larger down payment, the risk to the seller is reduced. Look on craigslist.org, and make offers on free and clear properties.

Look for a TIN loan a lender that will do foreign nationals but they typically want about 50% down. There are portfolio lenders out that as well.

There are several lenders out there that due loans under what is commonly called a Foreign National Loan Program. You will want to work with a local Mortgage Banker/Broker rather than one of the big banks or big national mortgage factories. Unlike a bank employee, who is most likely just an order taker, a Mortgage Broker/Banker is Trained, Tested and Licensed in all aspects of Mortgage Origination. We have access to loan products of MANY lenders, like those with the Foreign National programs. Start by looking for a certified Mortgage Professional at the National Association of Mortgage Professionals at www.NAMB.org ~ Bert Carpenter, The LoansA2z team of NOVA Home Loans ~ NMLS 40586 ~ Certified by the National Association of Mortgage Professionals and Licensed in California and Arizona ~ Licensed in California and Arizona ~ www.LoansA2z.com 888-889-9950.
