I'm a first time home buyer with excellent credit, 20%+ down and good income but I've only been employed for a few months and I've had little/no income for the last ~two years due to being a full time student. Is there anyway that I would qualify for a mortgage with my short work history or do I need to wait a 1 or 2 years. by luchud_634_221 from Peculiar, Missouri. Aug 29th 2011
Are you a salary employee or self employed? If self employed you are not going to be able show enough work history. Being on a salary you should be ok (they are not going to look at bonus or overtime income) with showing your diploma from school and now in the workforce as a full time employee.
Lenders require a two-year history. School counts as part of the history. The next basic rule is if you've been "out of work" for less than 6 months, you only need to be at work long enough to provide 30-days worth of pay stubs. If you have been "out of work" longer than 6 months, you must be at the new job at least 6 months. Than as previously answered... This only applied to an hourly or salary position, or the hourly or salaries portion of you income if the job is base plus commission. If the position is commission, tips, or self-employed, you must be at the job basically two years so we can "income average" your income. Buying in MN or WI? Visit www.MnBestRates.com
