moving out of state, my mother want to move into this home, can i add her to title so she can get lower property tax rate?

It would seem ok if she is on title and occupying the home. If she owns a home now she would be giving up the homestead exemption on it so it could be a wash. I would search for a SC lender using the search box above. A local title company would also be a good resource for information.

You can add her to the title without refinancing. You also need to consider the Homeowners Insurance premiums. You should check with the Insurance agent. If your homeowners insurance increases, this would also increase escrow payments. Will your lender allow her to assume your loan?. The obligation of the mortgage on this home would be considered if you decide to purchase a new home.

Yes you can - call the title company you used when buying the home, and simply add her. Should be a simple charge to do so

Yes, I'm in SC and know of this being done. It will likely cost you $50-100 to add her to the title. The county may not be willing to drop the taxes to the full 4% rate, in some cases counties have been only willing the give 50% of the 4% rate. Don't forget, once she is on title she is a joint owner of the home and you can't do anything without her signature. Ask the attorney or title company for advice before finalizeing it

You can put anyone in title.... who is in title, and who is responsible for the mortgage can be the same or different.

You may add her to the title, but you are still resposible for the mortgage payment.

Lynn - You'll need to refi to add her to both the note and title, please note you'll still be responsible for both mortgage payment and taxes in the event she isn't able to make either. Adding her to the title makes her an owner of the property but not a participant on the security instrument held by the bank. Andrew

attorney / title company can help you with adding her to the deed in order to try for a reduction in property tax.
