It's impossible to say for sure since it takes so much more than a credit score to qualify for a mortgage.. the real question is "WHY?" Why is your score so low? Bankruptcy, foreclosure, short sale, unpaid taxes or unpaid student loans, etc.. you could have a 750 credit score yet if you had one of these deficiencies, you might still be denied.. Also understand that although there are lenders out there that allow for scores in your range, the lower the acceptable score, the more strict the guidelines, and few that apply actually get approved.. so there is really only one way to find out for sure, and that's to apply.. try reaching out to a LOCAL mortgage broker and apply with them. By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Are there loan programs that allow for credit scores at 590? Yes!....But, it will depend on your total credit picture and other qualifying criteria as well. I would contact a local loan officer who can offer FHA loans down to 590, have them review your information including your credit report and income and have them give you your options.
