my mortage company does not have a title to my doblewide with their name on it as a lien holder what should i do

If you are happy with the current loan, do nothing. If you want to refinance, you wil need to determine if the mobile home is taxed as real property. If so, it should show on the title report. Otherwise, it may still be personal property, and you pay annual registration fee to the Department of Motor Vehicles, or the New York equivalent. Another possibility is that the document showing the mobile home as real property was not properly recorded. I am dealing with that situation on a property in California right now.

Your current mortgage co. may have purchased the lien from the original lender which is legal and was authorized by you in the original closing documents. I don't see that this is a problem.

Just as others mentioned loan may have transferred why are you concerned as it is a problem for lien holder not you?

They woudl not have title. They SHLOULD have a lien against it.

You should request a copy from your County Recorder.
