Need help with a non-QM loan

I am in the market for a lender who is willing to work with me for a non-QM loan. I need help in closing an SFH in our area. Why are there lenders who won’t lock rates for 30 days until the appraisal is complete? Am I correct that most non-QM products require this? by irenesaringenriqu... from Brooklyn, New York.
