Need to obtain a HELOC

I tried getting a HELOC with my primary bank but got denied. My primary home carries no mortgage and my rentals have great equity. My lender was pretty conservative and they offered a $50k line of credit. They said that I had too many inquiries for the past 12 months and the proportion of loan balances to loan amounts is too high.
