No income for 3 years, Can I still get a loan?

I'm a veteran and college student graduating this winter. I have about 67k in savings and plan to use 30k for my downpayment. I'm planning to get a job as soon as I graduate but unsure how long that will take so I'm going to use the rest of my savings as a buffer. Can I still get a loan? by crandall955 from null, Missouri. Probably not until you have the job. Underwriting criteria uses ongoing income to support the payment of debt, including the new mortgage. There are some programs that will allow for the liquidation of assets, like a Savings Account or an IRA account, but you would need to have enough in the account to provide at least 36 months of payments. The basic mortgage rules of course require you to have income to be able to afford the payment. The bigger question is your job gap. As long as you've either had a minimum of two-years work history in your past before this job gap, OR you've graduated and can provide school transcripts in lieu of a two year job history.
