There are no conforming programs that will do Non-Recourse loans. This is strictly a portfolio or hard money product. The best source for these types of loans is Scotsmanguide.com you can type in your loan scenario, and you will get a list of lenders who have products that fit.. Most traditional loans have full recourse. If you qualify for a Home Equity Conversion Mortgage (aka reverse mortgage) for purchase, that is non-recourse. You could also seek out a non-recourse stock loan if you have the equities to pledge.
You're kidding right? You want to borrow money from a lender with no recourse. This is a huge red flag telling the potential lender you don't want to be held liable when you default. Hard money, or portfolio lenders will generally lend up to about 60% of the appraised value, and have no interest in you, only the property. In in your state CAL. CCP. CODE ? 580b : California Code - Section 580b, on "Purchase Money Loans", are non recourse loans. Only after financing, the loan is no longer call a "Purchase Money Loan", and can be subject to recourse. I am truly amazed at the answers above....
