Yes you need at least two years.
You have 2 timelines involved.. the first is the Foreclosure.. VA requires 2 years from the date the deed was taken out of our name.. not the date you moved out of the house... and the BK 13 requires that you have been 1 year of on time payments. So based on the guidelines, you would qualify.. however VA does not lend money.. they only insure loans against default.. the lenders, or those with the $$$, will oftentimes have their own set of guidelines called overlays.. it's these overlays that require you wait even longer.. most VA lenders want to see 3 years for the foreclosure.. and some want to see 2 years for the BK regardless of what VA requires.. If you deal with a mortgage broker rather than a local bank, you might have better luck.. brokers deal with many different lenders, where banks/credit unions have only one lending program.. .. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. Based on the information given you should be okay in meeting requirements for both the CH13 and the foreclosure. However, until your full qualifications and credit report are reviewed it is not possible to be definite. Only that those two issues by themselves do not automatically prevent you from being approved. Only that those two issues by themselves do not automatically prevent you from being approved. The Foreclosure should be fine after the 3 years and as long as your Chapter 13 has 12 months good payment history we should be okay. Let me know if I can help. P: 888-320-7888 - www.MortgagesforAmerica.org - Ken Burrows
