Ok, then her resigning should work. However, I would confirm that with your lender - or with USDA directly (if this is one of their direct loans). Wait for the underwriting to be completed unless this is holding it up. GOod luck!
As long as you are the only bread winner & no other members of the family have any kind of income then you should be fine.
As Nancy said, that should work - but the lender would likely have to call her employer and confirm she was no longer an employee. (Did a lender tell you that income was too high? There are some adjustments that lower the figure we use...)
I understand the quarterly bonuses, but honestly that should have been picked up in the early stages of the loan. Let me know if it doesn't work out with that lender I'm located here in Murfreesboro but do loans all over TN. Good luck!
I'm a little confused as to why the appraisal & inspection were completed when the income was in question. The file should have been underwritten & then an appraisal ordered. What company have you gone through?
The USDA Rural Development Loan is a "means tested" program. If you are running into too much income issues, it really means that you shouldn't need assistance, and should be getting a more traditional loan. Trying to beat the system is also known as mortgage fraud, and is something I would suggest you avoid. It simply isn't worth it.
