Over USDA income limit by 1000.00 what if my wife quits her job. My name is primary on the loan hers would just be on the title.

I am the primary bread winner and the loan will be in my name but my wife's income (9750.00) would be counted (USDA guarantee ). They are saying we would be over the eligibility income by 1000.00 but if she quits I believe that would put us under. We have already had the inspection and appraisal and we are still in underwriting. We have no children yet so I don't think we would have any other adjustments.

Ok, then her resigning should work. However, I would confirm that with your lender - or with USDA directly (if this is one of their direct loans). Wait for the underwriting to be completed unless this is holding it up. GOod luck!

As long as you are the only bread winner & no other members of the family have any kind of income then you should be fine.

As Nancy said, that should work - but the lender would likely have to call her employer and confirm she was no longer an employee. (Did a lender tell you that income was too high? There are some adjustments that lower the figure we use...)

We are going through Benchmark Ark-La-Tex Financial Services, LLC/NMLS ID 2143The lender we talked to approved us and everything was good, but I get bonus checks every 3 months and the amounts vary. She said they have to account for the bonuses even if they vary quarterly.

I understand the quarterly bonuses, but honestly that should have been picked up in the early stages of the loan. Let me know if it doesn't work out with that lender I'm located here in Murfreesboro but do loans all over TN. Good luck!

Joe Metzler.. We are by no means trying to beat the system or cause any fraud issues for ourselves. My wife and I wanted to use my income only when we first decided to look at buying a home because we plan on starting a family in the near future. The lender we spoke with said it would be best to look at a USDA loan in our area. I thought this would be great if my wife quit now because we could start a family once we got settled in. I don't see how that would be fraud nor "beating the system" So please ask for more info before you assume things. Thank you.

I'm a little confused as to why the appraisal & inspection were completed when the income was in question. The file should have been underwritten & then an appraisal ordered. What company have you gone through?

The USDA Rural Development Loan is a "means tested" program. If you are running into too much income issues, it really means that you shouldn't need assistance, and should be getting a more traditional loan. Trying to beat the system is also known as mortgage fraud, and is something I would suggest you avoid. It simply isn't worth it.
