Our property is 35 years old with an old cement septic tank buried 3 feet under which has no modern clean out system. We have an idea exactly where it is but we haven’t encountered any problems in the past 30 years. One buyer is financing through a lender and they have asked for an inspection. If they back out we are going to be left with our backyard dug up and part of our fence taken down. Can we ask the buyers to do this after closing? by juliano192 from Daytona Beach, Florida. You can ask, but expect the potential buyer to say no. Please think about this logically. YOU are the one selling the home. It is expected by most if not all buyers (and specifically the lender providing the loan) that the plumbing works properly. If you have not serviced a septic system in 30 years, its only a question of when it starts backing up. As a seller of a home with such a system, you should expect any buyer to insist the system is functioning properly. This is a burden you must bear before in order to sell.Bert Carpenter, The LoansA2z Team of NEXA Mortgage ~ NMLS 40586 ~ Certified Mortgage Advisor and Certified by The National Association of Mortgage Professionals as a Certified Veterans Lending Specialist.Licensed in AZ, CA, GA, IL, MO, OR & WA...
