In a short answer YES. But a lot of other things are involved as well.

Your credit score will not be a problem, and FHA rates are much lower at this time, so you should be able to save a lot of money. There are other qualification requirements besides credit score. I'm in Texas.....feel free to call me to see if you qualify and for a rate quote. Gil Barteau 214-360-9991

Sure you can! Still have to verify that you are employed but not the actual income; the documentation requirements are very minimal including no appraisal required. I'd be glad to help, just click on my name above for contact info

Should be a pretty easy bet to get your payment lower.

DJ, Good afternoon. You can absolutely do an FHA streamline with a much lower score than 684. I see some of my wholesale lenders claiming they go down to 560. With a 680 you should see much better rates than the current 5.7% you currently have. You will also not have to provide much documentation. Income and debt ratio will not be a problem for a streamline. The negatives of FHA are the monthly mortgage insurance premiums you have to pay even if you are now below 80% loan to value. If you are under 80% loan to value and you would qualify with proving your income it may be better to take a conventional loan as you will not have Monthly and upfront mortgage insurance. There are multiple things to be considered to tailor the right loan product for your situation. From my experience I would personally consult with a licensed Texas Mortgage Broker and Banker such as my team at Global Home Finance Inc. We work for you to get you the best terms across multiple lenders and do not sell one bank's rate and product of the day. Then you can make an informed decision based on your needs and current financial outlook. It costs nothing but a few minutes of your time to get valuable insight on the best financing for your qualifications. If we may be of further service my contact information is below. If not I sincerely hope you get a great deal. Have a great night! You should be able to lower your rate and your payment significantly with very little paperwork. Contact me directly to discuss. Good luck.
