i was late on rent twice in the last 3 years. i do not know if lenders check rental history but i'm nervous about this. i have not had a late payment for 13 months, however, and received salary increase so i don't anticipate any trouble with paying my mortgage and my credit is above 710. can i still qualify for a low rate? by christopherwaites... from Plymouth, Massachusetts. You should not have a problem. Late payments on rental history will not result in a higher rate, but it could disqualify you if there were any in the past 12 months, but only payments that are over 30 days late are a concern for the lender.. if you were late a week or two, it wont be an issue. All loans, regardless or program, get run through an automated underwriting system. If your loan receives an approval, you do not need a Verification of Rent. Based on the information provided, I do not think you will need to worry but it is always best to pick a Bank/Lender and have them prequalify/preapprove you for a loan.
Hi Christopher, you are fine, not to worry....my office is in Hingham and I live on the Cape...feel free to contact me if any interest in chatting or emailing...FYI.....your neck of the woods qualifies for USDA loans with no money down, rate about 3.75%..good stuff.....food for thought....Good Luck... If you are putting 5% down, I would not expect this to be an issue at all. Please It may be benneficial to get a prequal/preapproval. I can help you with this with no charge or obligation. I am local to the area too.
you will be fine. We are a MA broker that is local and close to you in Plymouth. (Stoughton) We have lenders that will approve buyers like yourself without checking a 12 month rental history. (based on your credit of 710), etc.. I would be glad to help you and go over your specifics. Feel free to contact me anytime!-Peter Costa, President, Easy Apps Mortgage, Inc.
