Harp

We bought our home in 2011 or 2012 , would the our purchase date qualify us for harp loan ? by nanascollectables464 from Ava, Missouri. May 28th 2015 Reply

No.. For HARP loans, your loan would need to be originated no or before June 2009. But If you purchased your home in 2011, you might not need HARP to refinance.. the benefit to HARP was that no equity or appraisal was required.. but you bought your home when values were going up.. so there really is no benefit to you using HARP.. The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. There could be a number of factors that you have that concerns you and the reason why you may have felt a HARP loan would be of a benefit to you. As stated, no - you would have had to close a couple years earlier. If you are exploring refinance options, you would be much better off talking to an experienced, reputable lender rather than trying to figure out the options yourself. We know the options and requirements and can advise you based on factors that you might not realize matter.

We will keep you in mind because we have a lot of family in Arizona in Phoenix and my fiance is from Phoenix but he resides in Missouri now as he wanted to be somewhere, where the 4 seasons are and of course because I am in Missouri too, LOL.
