FHA loan with a credit score of 590?

Hello, I am trying to find out which financial institutions would be more friendly to a low credit score. Would I be better off going with a credit union? Or a large bank? by scot.hall76422 from Cocoa Beach, Florida. Jul 9th 2015 Reply

Much more info would be needed to properly advise you.. specifically, why? Why is your score so low? BK, Foreclosure, Short sale, Judgments. unpaid student loans? unpaid taxes or unpaid child support? You could have a 750 credit score, yet with one of these credit deficiencies, you still might be denied.. The low score only says that you have credit problems.. but we need to know what those problems are to advise you. As far as a bank or credit union? I would say neither.. the staff in these institutions are not experienced in helping folks improve credit scores, or deal with credit issues. In fact, most will only take your application.. the rest is handled in a corporate office somewhere else in the country.. unless you can walk on water, your more than likely going to be denied.. The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. Neither - Your best bet is certainly to contact a mortgage banker. Large banks and credit unions are (typically) much more restrictive and additional "overlays" that can make obtaining an approval difficult.I offer financing with credit scores down to 580 and offer credit repair services (directly - not through a third party and at no additional cost) for scores down to 475.Give me an opportunity to earn your business and you will not be disappointed.
