If you have good credit rates are still pretty good even for investment properties. However, it would be a full doc loan including an appraisal.There are some lenders that will do investment properties even with credit issues. Call me d for details.

If you have an FHA loan now that has been converted to an investment property, then FHA does allow you to streamline refinance it.. The rules are a little different in that they will only refinance the "Principal Balance" plus the new "Net" upfront MI fee. All other costs will have to be paid for.. but this can be done and no appraisal would be necessary.. Understand that FHA does not lend money, they only insure loans against default.. the lenders can have their own "overlay's", or additional guidelines.. this is why some lenders say no, while others say yes.. You can do an FHA streamline on an investment property as long as the current mortgage is an FHA. You are not penalized if you vacated the property and decided to rent it out. You must have lived in the home for at least 12 months since you signed the mortgage on that property.
