The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. Your first step is to simply contact a local lender in your area who has VA loan experience. Stay off the internet and away from the big internet lenders. Give them a full application, and they will review it to see if you qualify, home much house you can afford, what payments would look like, etc. If it looks good, you will need to supply basic documents, like pay stubs and bank statements. I always tell people to go ahead shop 2 or 3 lenders but they will stay with me since we set our rate/pricing low! Of course, that may not always be true. You probably want to be confident in the mortgage consultant you ultimately work with but youcertainly can get estimates from more than one lender. I always seem to beat outformer colleagues at different big banks on my VA loans. But not necessarily onmy super jumbo loans. With a purchase loan you definitely want to pick someone you can have a lot of confidence in getting your purchase loan accomplished and on time. Rate and price is important but should not be the number one reason you choose them. I only do loans in California.
