Normally at closing you receive keys right after signing all the paperwork. If there will be a delay for any reason, a paragraph will include the information in the purchase sales contract or addendum.
That is a negotiated item as part of the purchase agreement. Most of the time you negotiate to take the property right away, 24-hours is also common. Talk to your real estate agent about this when making your offer.
