I'm here in AZ, and I do 203K loans, but it's not the best rehab product available.. if you have low scores or a past BK, short sale or Foreclosure, then you might not have an option to use anything but FHA, however, if you have none of these major derogatory events within your profile, then there's a better loan product out there that's less money and much less restrictive.. PrimeLending also does both 203k and a conventional alternative (which I agree is a much better option than 203k for better qualified borrowers).
