Regrettably no one has yet answered your questions and it is not hard for many of us who do residential lending to do commercial lending. I suggest you do your internet search for a few commercial lenders in Texas and check on them for any complaints with the BBB, yelp, and other sites as well as for positive feedback. People can complain on some websites for legitimate reasons or not. If there are enough positive feedback on them in return, that might give you some help in deciding who to call. Generally the BBB is good because they will investigate complaints. Most of all you can narrow down your search and talk with 2 or 3 lenders.
