No, a bank statement with the account number blacked out, showing you have the funds to pay cash should be sufficient. Congratulations on being able to pay cash for a home! Often times it can be better to maybe take out some amount of a loan on a home purchase, but only you and your financial advisor know your complete financial picture right now to make such a decision. If you feel most comfortable with paying cash and it is not going to cost you much in the long run to do so, then that may be the way to go. In mortgage planning, though not a certified financial planner, I try to look at the whole financial picture and assist a mortgage borrower in making their decision and I do think paying cash often is a good decision when they still retain sufficient cash reserves. Getting the interest tax deduction is not always sufficient enough to make it seem worthwhile to pay the interest in the first place. My Mom and older brother purchased a home, for the second time, with all cash though they easily could have qualified for a substantial loan.

No, but you should be prepared to show proof of funds.. For financing options, so long as you apply within the first 6 months, you can do "Delayed" financing and pull up to 80% cash out.. Understand that most all financial advisers will tell you that "Cash Is King".. Why pay cash for a home when you can finance for less than 5%.. Most all financial instruments will make you that if not more.. and the interest paid on a mortgage is tax deductible..
