It depends on how bad your credit is and what caused it. Ryan, I would need a credit report and a copy of your mortgage statement to tell you for sure but I am willing to try. If there are mortgage 30 day lates in the past 12 months, it will be very difficult. If your scores are below 610, no for sure, at least through my company. JOHN

I agree with the reply below from John. LeaderOne offers programs with a mid FICO of 580 for a couple refinance programs including the HARP program. More info needed.. everyone's definition of "Bad Credit" is different.. this is why lenders use credit scores to help in determining eligibility.. for this reason, you should contact a mortgage banker/broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with a Banker/Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the banker/broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the big box banks.
