before anyone can answer your question the first question should be: 1) what type of loan do u have: Conv, FHA, VA, Jumbo, non-conforming?2) what is your loan amount and ltv3) your arm is going to adjust...do u know what it will adjust to, how many times can it adjust per year, what is the max rate or can it adjust to a lower rate4) finally your credit is good how is your income and job history...this can impact what loan types u qualify forryan.mcmahon@myccmortgage.com
more info needed, but in general.. yes.. you should refi.. rates for fixed loans are lower than 5.25%,, if you go with another ARM, the rates are even better..
