No.. When you finance a home either by purchasing or refinancing, the appraiser will do an inspection.. but it's not really like a full up "home inspection" where they are checking every nook and cranny for defects.. the appraisal inspection is primarily looking for attributes to determine value.. but they also have an obligation to call out any obvious "health and safety" concerns. so, if the appraiser pulls up and see's multiple roof shingles missing, or it's noticeable that the roof is at the end of it's life, they can complete their appraisal being "Subject to" the roof being inspected by a licensed roof professional. If the roof looks to be in good condition and there are no other issues (water stains on ceiling, damaged drywall, etc) that might point to a bad roof, then you should be ok.. There is no requirement for the age of the roof when getting a home loan, but there is a requirement on condition. If the roof looks fine from the ground, it should be OK. If there are obvious issues, like missing shingles, leaks, and clearly bad and curling shingles, then the roof will usually need to be replaces to get financing.
