Good morning, It is possible to refinance your home with no out-of pocket costs required. There is a trade off. This possible when the lender offers you slightly higher rate in echange for their provision of a credit that can be used to pay the normal closing costs. Not all lenders are willing to offer this however.I always recommend taking advantage of the lender credit to pay closing costs. It turns out to be the case that it takes several years to 'breakevn" with the cost of a refinance with the savings in the monthly payment were you to pay the closing costs.Refinancing today would not make sense. Rates are nearly 7%. Unless, however your had the need to consolidate other debt such as a HELOC, car payments or credit card payments.
