Question about VA loans

I am smitten by an old but lovely single family home that was built in the 1900. I plan to take out a VA loan for the purchase but am concerned that inspection and appraisal may be too strict in this case. There are a few cracks in the foundation but they seem to be sound. Some railings are also missing in the basement and near the front stairs. What are my chances of passing a VA appraisal and getting the loan? by morgan204 from Detroit, Michigan. When you are purchasing a home using VA, an appraiser will inspect the property not only to determine the value, but also to check for minimum property requirements. When it is deemed that the minimum property requirements are not met, you'll have the ability to negotiate with the seller to make the necessary repairs OR terminate your contract. Morgan - the foundation is likely Ok ...the railings will likely need to be repaired / installed ....work with the seller ...get appraisal done and see what the appraiser calls out

People, and especially Real Estate Agents, overly freak out about possible required repairs when the buyer is using a government back loan to buy the house, like an FHA, VA, or USDA loan. Unless the house is a serious fixer-upper, if the appraiser does call anything, it is usually minor, and the seller can and will easily fix it. The railing will probably be called as that is a safety issue, the foundation is unlikely to be called. The only way you know 100% is to buy the house and get the appraisal done.
