How long will Harp 2 be around?

We have had a couple of mortgage lates, but if we keep making ontime payments for the next 6 months, can we take advantage of harp 2 refinance?

The deadline for HARP 2.0 is December 31st 2013. So there's plenty of time.. as far as mortgage lates, ( only 30 day late payments show on credit report), it depends on who owns your mortgage.. Guidelines are different for Freddie or Fannie... One doesn't like any in last 12, and one allows one in the last 12, zero in last 6... Contact a LOCAL mortgage broker, not the local "Big" bank, and certainly not one of those 50 states internet lenders... the LOCAL broker is familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com

Get yourself current. HARP will be around until the end of next year and don't be surprised if it is renewed. The rules state; Not more than one 30 day late in the last 12 months and none in the last 6 months, but most investors have added overlays that require none in the last year. Additionally, Investors have added credit score overlays, so mortgage lates could lower your score such that you can't find an investor that will touch you. Get current NOW so you have both the required 12 months no lates and a better score. When you are ready, contact a local Mortgage Banker /Broker. DON'T use one of the big banks, DON'T use one of the big national Mortgage factories, and DON'T use the people you are currently making payments to. You will get more knowledgeable people and better service. Plus, your local Mortgage Banker has access to all the lending sources, allowing for an easier fit into the lender or program that makes the most sense. Whoever you choose, make sure you check them out at the National Mortgage Licensing System at www.NMLSConsumerAccess.org ~ Bert Carpenter, The LoansA2z team of NOVA Home Loans ~ NMLS 40586 ~ www.LoansA2z.com

In theory, through 12/31/13, but in realty; probably beyond. This loan program can be exceedinginly stimulating to the economy if those who take advantage of it pour some of their monthly mortgage savings into goods and services. In the past week, I got 4 clients approved for HARP 2 loans whose homes' LTVs are 168%, 126%, 111%, and 104%; saving them $430/mo., $428/mo., $520/mo., and $435/mo. If you can get your payment history in order--no lates in the past 6 months, and 1 in the past 12--you too can take benefit enormously from this exceptional mortgage loan program. Give me a call 16/7, or email me, and I'll be happy to discuss with you how to get you qualified sooner rather than later. To learn more about me and our mortgage brokerage, click on my picture. When the next page pops up, click on "Website" and you will be redirected to ours. We work exclusively in CA and get loans done fast, typically in less than 30 days, at low interest rates and costs. Representing 39 quality lenders that offer more than 1,000 loan programs, we definitely have something for everybody.
