Most investors require a satisfactory credit score. I have heard that there are some investors that will only look at your mortgage history, but it is probable that your rate would be significantly higher than a borrower with better scores. Personally, I have never seen an automated approval for a HARP loan for a borrower with a credit score below 620. Said another way, EVERY automated underwriting submission for a HARP refinance with a score below 620 was referred, or declined. It really depends on what you mean by "Poor Credit"... Because your entire profile is loaded into an automated underwriting system, there's just too many factors that go into whether your approved or declined.. And without knowing those specifics, it's hard for anyone here to say yes or no.. I have had borrowers with 740 credit scores get denied, and I have had borrowers with 670 scores get approved.. The automated underwriting system looks at EVERYTHING.. Income, assets, reserves, bank balances, credit history, etc... My point is that it more than a credit score.. Much more, that the decision is based on.. The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Not the local "Big" bank, and certainly not one of those 50 states internet lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Your rate will be higher with poor credit and as one of the answers stated - you might want to see if there is a way to improve your credit score. The HARP program does have payment history requirements. The basic requirement is that you do not have any late payments over the last 12 month period. Beware that some lenders require that paymets were madce on time for the last 24 months and even some require that you have not made any mortgage payments over 15 days late.
