Modification now HARP??

I purchased my house before June 2009. It is a Fannie Mae loan. I had a few rough months and ended up with a loan modification. The interest rate is low now but it adjusts to about 5.0%. My last 12 months are paid perfectly. I have no PMI. Can I refinance into a harp now with no PMI even though the modification was done after 2009, but on a loan originally before 2009. by Michae_721_579 from Mauldin, South Carolina. Yes, I would call your current mortgage company to see what they can do.

HARP loans are fully qualifying loans, so tax returns, pay stubs, bank statement, good credit... etc... Some lenders will not allow HARP refi's if your loan has been modified, so will.. so check with them prior to applying... The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Not the local "Big" bank, and certainly not one of those 50 states internet lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com

Yeah it's possible but keep in mind that the loan must have been Purchased by Fannie Mae before June 1st 2009. You can call Fannie Mae and ask them. The modification part is fine and if you don't have MI now you wont have it with a Harp loan either.

Michael lenders have different guides for their Fannie Mae loans. One consistent guideline is there must be no mortgage lares over the past 12 months. As for the modification you would still be able to complete your transaction as long as your loan was originated prior to June 1st 2009. As for pmi you should be able to complete your refinance with no pmi. I am located in Columbia, sc and would be happy to answer any other questions you may have. I can be reached at 864-237-5940.Mario

Yes, it is possible if you have the right qualifications and if the loan did not have PMI when you modified it. Your credit profile and score are important as is your debt to income calculation - reserves also helps a bit. I'm right here in SC and would be happy to look at options for you. pdumouchel@primelending.com or direct 843-619-6025. Our rates and pricing are very competitive.

Yes, it could be possible. First, you must make sure your loan is either backed by Fannie Mae or Freddie Mac in order to qualify for the HARP. Contact a local lender to help you determine your eligibility or visit the Fannie and Freddie websites to look up your loan.
