Although I don't lend in NY, and there may be a lender willing to do this, I doubt you will find one that will NOT require a personal guarantee. The personal guarantee only opens you up to the liability of having to pay off the note if the LLC doesn't. Almost all Non-publicly traded Corporations that borrow from a bank have the note guaranteed by one or more of the officers of the corporation. There is no conforming conventional financing available where you can get a HELOC without personally guaranteeing the loan.. Even on the commercial side, you won't find anyone... As Bert said, unless you're a publicly traded corporation, you won't find this type of loan product.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona.
