I want to purchase a home in northeast ohio for 50000

My credit score is a 596. I have over 4 years on my job and a good down payment saved but Im having trouble getting a loan can somebody help me by royer0_496_248 from Southington, Ohio. Jan 11th 2013 Reply


In the event teh Ohio Housing Authority cannot assit you with your request, I recommend pulling a credit report, if you have not done so in the last 12 months, to confirm the status of your existing debts. You are entitled to one free credit report per 12 months. You will not receive a score, but you will have access to the status of your existing accounts. If there are credit cards with high balances, you will benefit from paying a little extra next month to decrease your balance to limit ratio. If there are any accounts with recent delinquent payments, over 30 days, you would also benefit from bringing those accounts current in order to raise your middle credit score within the next 45-60 days.

I would suggest trying a local credit union. They are better suited for loans around $50k with some credit issues.

I currently do not do loans in Ohio but can tell you I have lenders that will do loans with credit scores down to 560. I recommend you try and find some local mortgage Brokers and let them know your scenario. Also you say your credit score is 596, is that your middle score? Lenders will run all three scores and use the middle score. Also if you have charge offs, judgments or collections on your credit they may need to be addressed before you get your loan as well. To be specific find a broker that can do loans through Pacific Union Financial or Plaza Home mortgage, both will do loans with that as a middle score. The minimum loan amount may be 50K so you may need to do 96.5% financing with a sellers concession to make sure your loan amount is at least that. Hope this helps!

Find a local credit union, Most lenders will not be interested in such a small loan amount especially if your FICO score is low.

Yes my middle score is a 596 I have tried to find a mortgage broker in my area on the internet but no luck do you know of any sites I can go to to help me find one

You low credit score is going to present challenges in getting a home loan. I suggest you work on improving your credit score, then revisit a house purchase after credit scores are up over 640. www.StPaul-Mortgage.com
