Possibly. As others have said, credit score is only one part of the equation. I DO lend in California and would be happy to help you. I don't lend in CA but can do this in NM where I am licensed. This is a very tricky loan to approve as there are some restrictions as you would expect. The score is only one component of your credit profile. Other aspects like mortgage or rent payments over 30 days late and previous bankruptcy/foreclosure/short sale would also need to be analyzed. Shop around with non-depository mortgage banks in your area and hopefully you will locate one that can help you. Of course it would be best to work with a local and reputable credit repair service to improve your score. The lenders you contact would be able to refer you to a few I'm sure.
Very difficult. It would be best to work on credit restoration and job stability for the present.
Best to repair credit then go to buy the home.
What is your current situation.? Renter or home owner. Always good to ask the basics. What has been the cause of your low FICO?
