With really good credit, you can get conventional financing with just 3% down payment, and they will finance 97%.... so on a $100K home, you would need $3000 down payment.. however if your looking at a $300K home, you would need $9000 down.. If you have VA benefits available to you, you can purchase a home with ZERO down payment.. also, if the home your looking to purchase is in a USDA defined area, you can purchase that home for zero down.. There also might be some local Down Payment Assistance programs which can help... the best advice I can give you is to contact a local mortgage broker, and apply with them.. they should have knowledge of any local programs designed to assist you with the required down payment.. The only true zero down loans nation wide are a VA loan, or a USDA rural housing loan. The next best is 3.50% down FHA. The beauty of the FHA loan is that the down payment can be yours, a gift from a family member, or assistance from a community, state, or city down payment assistance program. Many areas have such programs, so consult a local mortgage broker in the area you with to buy. As the others have stated you can do a home purchase with only 3% down but also check with with your local Government offices - both city, county, and state and see if they have any down payment assistance monies available right now. Also, most states have HUD approved 100% purchase programs so check into those as well.
