Thank you Tracey, Fromyour question I am not sure you are looking to purchase or refi:Purchase- FICO is just one factor and we can do FHA loans as low as 580. all potenital is based onyour last 2yr credit history and will require 10% down. So a 580 score is possible and the entire down payment can be a GIFT...REFI- If you currenlt have an FHA loan you may be eligble for an FHA STREAMLINE refinance eliminating the need to pull your credit so a 580 score could be a mute point.. you may/may not have to have an appraisal done in this case.Please contact me to see what option nest suits your needs @ chris.caporiccio@wellsfargo.comthank you

In general, yes.. you can get financing even if your score is lower.. but since it takes so much more than a credit score to qualify, it's possible if your score was 750, you might get denied.. the only way to know for sure would be to contact a local mortgage broker and apply with them. Do not use the local "Big" bank, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario.
