hahahah.. ya, kinda.. If all the planets line up, and there are ZERO issues, then it's possible, but HIGHLY UNLIKELY.. Most lenders can close a loan inside of 30 days, and typically 3 weeks is obtainable.. but there are a thousand different things that can push things back and cause delay's, and because the current lending environment is so gun shy, most loans have issues. A few of these issues might be in your control, but most will not.. Also, if anyone here's says they close them in 14 days all the time.. They are LYING... Anything is possible. I have learned in this business never to say never, because miracles do happen. 14 days would be pushing it, however, it you are a really cooperative client who will provide documents when they are needed, it can be done. Is this for a purchase or refinance loan? The reason I ask is because a refi consumes 3 additional days for the right of rescission period. A purchase loan doesn't, however, it would require exceptional cooperation between the 2 real estate agents, their clients, and the loan officer to accomplish a 14 day close. William is right....the appraisal alone will take a week without expediting it. Even if you do it will still take a few days to get the appraisal done and that is all before an underwritier looks at it. I thing 3 weeks would be a realistic expectation IF you are able to provide everything requested within 24 hours or request AND you have NO issues with your file. Good Luck

Federal law (FRA 2010) prohibits "Signing" of loan documents until after 7 days has lapsed from date of receipt of initial disclosures (GFE 2010, RESPA, etc.) which is 8 days alone. Then there is a day to review loan docs and fund. As long as there are no errors, omissions or anything else that would hold up funding; the deed of trust could record the following day. That is 10 days alone. If your loan is coming from a private or "Hard Money" lender and the transaction is a purchase loan or secured by an investment property, 10 days would be the absolute shortest possible, and legal, time without exception. Otherwise you need to add another 4 days as California law requires a 3-day "Right of Rescission" period lapse prior to funding an owner occupied 1-4 unit residential property loan. No exceptions. If you are seeking conventional financing, then the loan process is rather different and a purchase loan or an investment property loan could be closed by a competent broker in about 21 days, 25 days for an owner occupied 1-4 unit residential property. Be careful what you promise this month as there are a couple of federal holidays coming up and Sundays and holidays are not recognized as "Rescission" days.
