We use the lower of the couple's middle score to determine the interest rate. Do you need both the incomes in order to qualify? Let's discuss your loan scenario in more detail. Co-borrowers own property as equally as the primary buyer so it doesn't matter if you are borrower or co-borrower. You do not need to be married or even living together to buy a home. You can buy property 50/50 with anyone you would like.John Ussery(916) 223-1003 cell
Only you can decide whether this is something you both want to do, but from a mortgage standpoint it does not make a difference. Her credit situation will not affect yours as long as your joint account (the mortgage) is paid on time. That should not be an issue Jeff and you don't need to be married to apply together. However, keep in mind the lender will always use the lower of the two borrowers credit score when qualifying. For instance if you have a 738 middle credit score and she has a 682 credit score, the lender will use the 682. Best wishes, Sean
Only if she needs your income, as lenders will use the lower of both of your middle scores.
Every scenario is different.. without knowing exactly what the credit scores and income is, it's hard to say, but in general... the fewer people indebted against a property the better off you are.. If you both sign, and something goes wrong, you both will have a ding on your credit.. if only one of you is on the loan, and something happens, then only one of you would take the credit hit..
