As a reward for your service to your country, you may obtain a no-down VA loan, based on your credit, income and debts, as long as you have an honorable discharge. Contact a mortgage broker in your area for more information.

VA loans allow for 100% financing, and if your disability is military related, then VA will waive the funding fee.. how much you qualify for is determined on your current GROSS income, and your current monthly debt, so there is no "minimum" income requirements.. to get started, you should contact a LOCAL mortgage broker and apply with them. By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. The VA loan program requires zero down, the only thing to cover would be closing costs and prepaid items that could be covered by a seller concession, or the lender could pay them from the profit of the loan or a combination of both.... Your purchase contract should also request that the seller pay your closing costs, so you will need to speak to a mortgage professional to get a good estimate on how much those costs would be so you can negotiate it into your offer. First you will need to get your Certificate of Eligibility from the VA to determine your eligibility. You can get this or the loan officer can help get this for you. Put in a full loan application with credit, provide your income documentation and get pre-qualified so you know exactly how much you qualify for. If you are eligible you will be able to go to 100% financing with no mortgage insurance. If you have over a 10% disability rating you will also be able to waive the VA funding fee. Best wishes, Sean

As a Disabled Vet and Certified VA Lender, I have some basic advice. 1st, if possible work with a local lender, if you cannot find one, I worked in ABQ and know many reputable lenders. 2nd, stay away from any broker or banker that wants to charge you any bank fees. There are many banks that will waive bank fees on a VA loan, mine included. If you cannot find a local bank or broker that will waive the fees then contact me and I can guide you. You also do not want to pay any points that the lender may want to charge you. If your disability is service connected and you currently recieve disability from the VA you can have the VA Funding fee waived saving you more money.
